Canyonlands Basecamp is intentionally designed as a low-density backcountry camping retreat.
We prioritize:
Space between sites, quiet evenings, dark skies, respectful guests, and a calm alternative to crowded campgrounds.
The following policies exist to protect that experience for everyone. By booking a stay, you agree to these guidelines.
Policies and Site Guidelines
Reservations
All reservations must be made through our secure online booking system. Because availability can change quickly during peak Canyonlands travel seasons, we encourage guests to book early.
Payment
Full payment is required at the time of booking unless otherwise specified during the reservation process.
Cancellation Policy
Cancellation terms are shown during booking and vary by season. Please review them carefully before confirming your reservation. Refunds outside the stated cancellation policy are not made.
Check-In 3:00 PM or later
Check-In Check-in instructions are sent prior to arrival. Late arrivals are permitted; however, all quiet hours must be respected.
Check-Out 11:00 AM
Check-out time is 11:00 AM unless prior arrangements are made. Timely departures allow us to prepare sites for incoming guests. Late departures without prior approval may incur additional charges.
Dry Camping
All campsites at Canyonlands Basecamp are dry camping sites. Individual campsites do not include electrical, water, or sewer hookups.
Guests have access to:
• A centralized fresh water fill station
• An on-site RV dump station.
Guests must be self-contained or prepared for traditional camping conditions.
This low-infrastructure design preserves space, quiet atmosphere, and natural high-desert setting that make Canyonlands Basecamp unique.
Site Use & Occupancy
Maximum Occupancy
Each campsite allows 6 guests, regardless of camping style (RV, van, rooftop tent, or ground tent).
Site Boundaries
All camping equipment, tents, vehicles, and outdoor setups must remain within the boundaries of your reserved campsite.
Canyonlands Basecamp is private property, not dispersed public land. Expanding into open areas, neighboring sites, or common areas is not permitted.
Camping Types Welcome
We welcome a variety of camping styles, including:
• Self-contained RVs
• Vans
• Rooftop tents
• Ground tents:
Some sites include dedicated tent pads. Other sites allow tents behind your primary vehicle if space permits.
All camping must remain within your reserved site area.
Multiple Vehicles are permitted only on select wider sites. All vehicles must fit entirely within your site boundary.
Vehicles may not block roadways, extend into neighboring sites, or park in open land areas.
Groups & Gatherings
Large Groups
Large group gatherings are not permitted unless all campsites on the property are reserved by the same group.
Even with a full-property reservation:
• Quiet hours remain in effect
• Excessive noise or disruptive parties are not allowed
• Respect for neighboring Canyonlands Domes guests is required
Canyonlands Basecamp is designed as a quiet retreat, not a festival-style campground.
We reserve the right to end any gathering that disrupts the retreat atmosphere.
Quiet Hours
Quiet hours are 9 PM - 7:30 AM. Quiet hours are strictly enforced.
Canyonlands Basecamp is designed as a quiet retreat, not a party campground. Excessive noise, loud music, or disruptive behavior may result in removal from the property without refund.
Because we also host Canyonlands Dome guests seeking a quiet experience, protecting the overall atmosphere is a top priority.
Generator Policy
Generator use is permitted between 8:00 AM and 7:00 PM only.
Guests who rely heavily on generator power should ensure they are comfortable with these limitations before booking.
Only quiet, "Inverter" style units are permitted. Open-frame construction generators are not allowed.
Pet Policy
Responsible pet owners are welcome.
•Pets must remain leashed at all times
• Owners must clean up after pets immediately
• Excessive barkingor disruptive behavior is not permitted
Pets may not disturb neighboring guests.
Failure to follow pet policies may result in removal from the property without refund.
Fire Policy
Open fires are prohibited by our county Conditional Use Permit (CUP). Wood fires, fire rings, and ground fires are not permitted anywhere on the property. Guests are welcome to use propane camp stoves, propane grills, and propane fire pits for cooking. Fire restrictions are taken seriously in our high-desert environment. Violations may result in immediate removal without refund.
Water & Dump Station
The water fill and dump station access is for registered guests only.
Please help keep this shared facility clean and ready for the next guest.
Guests are asked to use the area efficiently during busy periods and to avoid leaving hoses or equipment unattended.
Improper use may result in loss of access privileges.
Property Respect
Guests are responsible for:
• Leaving their campsite clean
• Proper trash disposal
• Respecting neighbors
• Protecting the natural high-desert environment
Damage to property, vegetation, or landscape may result in additional charges.
Liability
Guests assume responsibility for their own safety and personal property while on the premises.
Canyonlands Basecamp is not responsible for loss, theft, accidents, or damage resulting from:
• Natural terrain
• Weather conditions
• Wildlife
• Personal negligence
Right to Refuse Service
We reserve the right to refuse or end a reservation for any guest who violates these policies.
Removal for policy violations will not result in a refund.
